Our Services

MKDP Properties provides services and advice to our customers and clients managed by us. We focus on providing full block management services tailored to meet your development requirements.

Management

Attendance to all matters arising and day to day upkeep of the apartment block and estate. We ensure your block is kept compliant with up to date legislation.

Service Charge

We prepare and issue service charge demands on behalf of the Management Company/Landlord. These are collected from the leaseholders into the Management Company’s bank account, which is held in trust for the benefit of each development.

Budgets

We prepare budgets in conjunction with the Directors of the Management Company to assist with evaluating the annual service charge. A meeting is arranged with the Director, when budget preparation is due, usually towards the year-end date.

Annual Accounts

As part of our service, we prepare all the paperwork for the annual return and annual accounts to be filed. Regular account reviews are conducted for each development to ensure that all expenditure is accounted and reconciled in the appropriate manner. We also give customers a snapshot of what the accounts are like half way through the year, so everyone is kept informed.

Credit Control

We chase non-payment of service charges promptly. We understand that not having enough funds to manage your development, can have a big impact on the general management of works and having funds to pay priority bills, i.e. utility bills and buildings insurance. We have a robust system to ensure that funds are collected efficiently.

Contractor Management

At MKDP Properties, we aim to ensure that your site requirements are met. We attend and meet any new contractors that are due to work on our developments, to ensure that details of the job are clear and is completed competently by the contractor before any works commence. Preferred contractors are used for all works completed on our developments, i.e. gardening services, cleaning provisions, window cleaning etc. They have been selected for quality workmanship, speedy response to work requests and of course value for money services.

Health and Safety

At MKDP Properties, we take health and safety very seriously. We understand that ensuring an apartment block and estate are in safe compliant condition. Every year, we employ an external health and safety consultant to carry out Fire and General Risk Assessments for all developments that we manage in line with the Regulatory Reform (Fire Safety) Order 2005, also known as The Fire Safety Order FSO.

Directors

We undertake to meet with Resident Directors every quarter to discuss site requirements.

Communication

At MKDP Properties, we pride ourselves on communication. We understand that in the Leasehold sector, the need for managing agents to communicate more with their customers is paramount.  We aim to provide much more customer engagement to ensure all our leaseholders are kept up to date and  informed of progress concerning their development.

Company Secretary

Company books are maintained by ourselves as managing agents. We liaise with solicitors and issue share certificates, record notice of assignments when required.

Insurance

We will deal with all insurance matters on your behalf.

Meetings

Annual General Meetings are organized by ourselves, all associated paperwork is circulated to all owners, minutes are taken with copies sent to all parties involved.

Solicitors

We keep solicitors informed of the current state of the company’s affairs and of individual owner’s transactions to fully assist those selling their property.

Information Packs

To assist with the legal process of selling a property within the block, we provide an information pack detailing all the relevant information.
Our fees are calculated on a block by block basis.

When contacting us we will need to know how many flats (and houses if applicable) are in your block or estate.

External Services

We have access to  external services which include:

  • Health and Safety  - Fire and General Risk Assessments and Audits.
  • Surveying Services - which include a range of services such as  Planned Preventative Maintenance Plan, Cost Reinstatement Valuations and Building Defect Reports. 
  • Block Insurance Services - Contents insurance services can be provided through our specialist insurance broker.
